1. General 

These Terms and Conditions (“Terms”) govern the “Your Head Start at Broadstead” Stage 3B Launch Campaign (the “Campaign”) and apply to all eligible purchasers who enter into a Contract of Sale for an Eligible Lot during the Campaign Period. The Campaign offers a Bonus to the First 10 Purchasers only, as set out in these Terms. By proceeding with a purchase under this Campaign, purchasers agree to be bound by these Terms. 

2. Campaign Offer 

The First 10 Purchasers will each receive a Bonus of $15,000, applied as a credit at settlement in respect of an Eligible Lot in Stage 3B at the Broadstead estate, subject to the conditions set out in these Terms. The Bonus is not payable at the time of signing the Contract of Sale, is not applied to reduce the purchase price stated in the Contract of Sale, and is credited only at settlement. 

3. Eligible Lots 

The Campaign applies only to the following lots in Stage 3B at Broadstead (each an “Eligible Lot”): 

  • Lot 351 
  • Lot 352 
  • Lot 353 
  • Lot 354 
  • Lot 355 
  • Lot 356 
  • Lot 357 
  • Lot 358 
  • Lot 359 
  • Lot 360 
  • Lot 361 
  • Lot 362 
  • Lot 363 
  • Lot 364 
  • Lot 371 

The Bonus is limited to the First 10 Purchasers of Eligible Lots, as determined in accordance with clause 5. 

The developer reserves the right to determine which lots are available for this Campaign at its absolute discretion. 

4. Settlement 

The nominated settlement date as specified in the Contract of Sale, unless otherwise agreed in writing by the developer.  

5. Campaign Period 

This Campaign commences on Saturday, 25 July 2026 (the “Start Date”) and is valid for Contracts of Sale signed on or before 5 September 2026 (the “Expiry Date”), or until the Bonus has been allocated to 10 First 10 Purchasers, whichever occurs first (the “Campaign Period”). Any contracts signed after the Expiry Date, or after the Bonus has been allocated to 10 First 10 Purchasers, will not be eligible for the Bonus. The developer reserves the right to withdraw the Campaign at any time prior to the Expiry Date without notice, and may in its absolute discretion elect to extend the Campaign Period beyond the Expiry Date. 

6. General Conditions 

  • The $15,000 Bonus will be applied as a credit at settlement, is not payable at the time of signing the Contract of Sale, does not reduce the purchase price stated in the Contract of Sale, and is not redeemable for cash. 
  • This offer is non-transferable and applies to the named purchaser(s) on the Contract of Sale only. 
  • Eligibility for the Bonus is limited to the First 10 Purchasers, determined by the date and time of execution of the Contract of Sale for an Eligible Lot, as recorded by the developer. The developer’s determination of the order of execution is final. Once the Bonus has been allocated to 10 First 10 Purchasers, the Campaign ceases immediately unless extended by the developer under clause 5. 
  • The Bonus cannot be combined with any other offer, promotion, or discount unless expressly approved in writing by the developer. 
  • All purchases remain subject to the standard terms and conditions of the Contract of Sale. 
  • The developer reserves the right to vary or withdraw this offer at any time without prior notice. 
  • Nothing in these Terms limits, excludes or modifies any rights a purchaser may have under applicable Australian Consumer Law or other applicable legislation. 

7. Definitions 

“Contract of Sale” means a legally executed contract between the purchaser and the developer for the purchase of a lot at Broadstead. 

“Bonus” means the $15,000 settlement credit offered under this Campaign, as described in clause 2. 

“Campaign Period” means the period commencing on the Start Date and ending on the Expiry Date (or such earlier or later date as determined in accordance with clause 5). 

“Eligible Lot” means a lot in Stage 3B at Broadstead listed in clause 3. 

“First 10 Purchasers” means the first 10 purchasers, determined in accordance with clause 6, to sign a Contract of Sale for an Eligible Lot during the Campaign Period.
