This Promotion is conducted by JD Kilmore Pty Ltd (ACN 650 967 025) (Jinding).
1. General
These Terms and Conditions (“Terms”) govern the Broadstead Stage 01 & 02 Discount Campaign (the “Campaign”) and apply to all eligible purchasers who enter into a Contract of Sale for an available lot during the Campaign period. By proceeding with a purchase under this Campaign, purchasers agree to be bound by these Terms.
2. Campaign Offer
Eligible purchasers will receive a discount of $15,000 applied to the purchase price of available lots in Stage 01 and Stage 02 at the Broadstead estate, subject to the conditions set out in these Terms.
3. Eligible Lots
The Campaign applies only to available lots in Stage 01 and Stage 02 at Broadstead. The following lots are expressly excluded from this Campaign:
- Any lots forming part of the Evergreen Release.
The developer reserves the right to determine which lots are available for this Campaign at its absolute discretion.
4. Deposit Structure
The following deposit structure applies to purchases made under this Campaign:
4.1 Initial Deposit
An initial deposit of $10,000 is payable upon signing of the Contract of Sale.
4.2 Balance of Deposit — Standard Terms
Unless the purchaser elects to enter into a Build Contract (as described in clause 4.3 below), the balance of the 5% deposit (less the initial $10,000 already paid) is due within 2 months of the date of signing of the Contract of Sale.
4.3 Balance of Deposit — Build Contract Option
If the purchaser enters into a Build Contract within 2 months of signing the Contract of Sale, no further deposit payments will be required prior to settlement. The purchaser’s only obligation prior to settlement will be the initial $10,000 deposit.
5. Settlement
Settlement is required within 6 months of the nominated settlement date as specified in the Contract of Sale, unless otherwise agreed in writing by the developer. The developer may, at its sole discretion, allow a reduced settlement period in appropriate circumstances.
6. Campaign Period
This Campaign is valid for Contracts of Sale signed on or before 31 May 2026 (“Expiry Date”). Any contracts signed after the Expiry Date will not be eligible for the Campaign discount, and the developer reserves the right to withdraw the Campaign at any time prior to the Expiry Date without notice.
7. General Conditions
- The $15,000 Campaign discount will be applied to the purchase price as stated in the Contract of Sale and is not redeemable for cash.
- This offer is non-transferable and applies to the named purchaser(s) on the Contract of Sale only.
- The Campaign discount cannot be combined with any other offer, promotion, or discount unless expressly approved in writing by the developer.
- All purchases remain subject to the standard terms and conditions of the Contract of Sale.
- The developer reserves the right to vary or withdraw this offer at any time without prior notice.
- Nothing in these Terms limits, excludes or modifies any rights a purchaser may have under applicable Australian Consumer Law or other applicable legislation.
8. Definitions
“Build Contract” means a building contract entered into between the purchaser and a registered builder for the construction of a dwelling on the lot purchased under this Campaign.
“Contract of Sale” means a legally executed contract between the purchaser and the developer for the purchase of a lot at Broadstead.
“Evergreen Release” means those specific lots at Broadstead designated by the developer as part of the Evergreen Release, which are not eligible for this Campaign.
